Downtown condo turnovers are a lobby, an elevator and 700 square feet. Up here it's a 1970s ranch on a quarter acre with two-story carpeted stairs, and half the time a dock out back. The lakefront places on Lake Magdalene Blvd and Lake Magdalene Arms add their own list: sand out of the lanai, life vests and paddles put back where the listing photos show them, wet towels swapped. We carry a light vacuum for the stairs because dragging a commercial upright up a flight is how baseboards get chipped.
Grit is the other constant. Clay-and-sand soil under all that oak canopy means entryways look fine until you actually kneel down, so mats come up and the tile gets done properly after summer storms. Bookings skew long here — travel nurses at AdventHealth on Fletcher, families in for Moffitt — so a 30-day checkout is a deeper reset than a weekend one, and we plan the hours for it.

We'd rather not. These streets are quiet and older-skewing, and vacuums after dark get reported. We'll do an early-morning turn instead and still have you guest-ready before a 4pm check-in.
